Indoor air quality testing verifies that a commercial HVAC system delivers ventilation, controls humidity, and limits particulate, CO2, and VOC concentrations against ASHRAE 62.1 and the relevant occupancy standard. We perform indoor air quality testing as standalone scope on tenant complaints and as part of comprehensive TAB on closeout, post-renovation, and recurring property-management contracts.

What our indoor air quality testing measures
First, our crew sets up CO2 meters, VOC pens, particulate counters, and RH/T loggers at fixed sample points across the occupied zones. Then we log a full workday so the data tracks real occupancy. After that, the report compares each measured value against ASHRAE 62.1 ventilation minimums and the project’s certification criteria. Specifically:
- CO2 concentration in occupied zones, sampled at typical occupancy hours
- VOC, formaldehyde, and ozone concentrations in suspect areas
- PM2.5 and PM10 particulate counts
- Temperature and relative humidity at occupant breathing zones
- Measured outdoor air delivery at each AHU, compared to ASHRAE 62.1 minimum
When indoor air quality testing belongs on the schedule
However, not every commercial project needs IAQ testing on closeout. Typically we deliver indoor air quality testing on LEED submittals, post-renovation verification, tenant complaint resolution, WELL and Fitwel certification work, and recurring property-management contracts on occupied buildings.

Furthermore, the report does more than list values. Every page shows sampling locations on a plan, time-series data for each measurement, comparison to ASHRAE 62.1 and the project-specific certification standard, identification of any deficient zone, and corrective recommendations the operations team can act on.
